Vacant Home Staging
A Vacant Home Staging is when the sellers have vacated the home while it is on the market, leaving it completely empty. We carry our own supply of furniture and decor to fill the home with modern trendy furnishings. The value of this service is to give buyers a perspective of the size and potential layout of the home when they live in the home.
A physical preview is required before any quote can be sent or any work can be performed in your home. An overall assessment of your home will be done even if we are not planning to stage a specific area. We want to get a good perspective of the homes layout and flow so we know we are staging each room appropriately and playing up the positive features of your home as well as de-emphasizing the negative features. We will also include verbal suggestions on improving First Impressions, Focal Points, and Flow as well as any general suggestions for:
- Updates
- Maintenance
- Repairs (this is not a full consultation or an actual Staging session).
The walk-through generally lasts from 30 to 45 minutes. This will also include any photos or measurements to be taken for the purpose of the proposal and estimate as well as the staging team to use for selections of the furniture, art and decor. There is no fee for this service unless you request a more detailed report of any design, updates, maintenance or repairs we may suggest in the home, or you require assistance in the selection of design finishes like paint color, flooring, cabinet, countertop or finishes.
Once our project manager previews the property, a formal written quote will be sent to the payer (agent or seller) with a brief description of rooms to be staged, along with a contract to be signed. Payment for the actual staging is due PRIOR to staging and within 24 hours of signing the contract if home is to be staged within the next week. We do not hold tentative stage dates after 72 hours of the quote being sent out.
Owner Occupied Home Consultation and Staging
An Owner-Occupied Home Staging is when the seller is living in the home while on the market.
This always starts with a consultation (fee starts at $250.00) where we walk through the home giving seller recommendations to de-clutter and de-personalize the homeowner’s belongings to prepare the home for sale. The stager may also suggest updates or repairs they know could bring the seller a greater return on their investment. The stager will suggest rearranging and removing any furniture or decor that may be too distracting or unnecessary. A room by room “to-do” list will be sent to the seller and agent recapping what was discussed at the consultation. If the stager recommends additional staging services, a quote and contract will be sent to the paying party (seller or agent) to review. There are 2 general levels of this staging service…
The First Level of staging, A stager will return to the home once seller has completed the to-do list of removing/rearranging of furniture, decluttering, and depersonalizing and work strictly with the homeowners existing furniture and accessories to best accomplish an appropriate layout and overall flow for the home.
The Second Level of staging, A stager will return to the home and use the homeowner’s existing furniture and accessories but also provide items from IHSD inventory to further enhance the overall look of the home. This would be done where seller may lack items, or an updated look is desired. Any large, heavy or antique furniture will be required to be moved (either completely out of the home or relocated within based on staging consultation recommendations) by the seller or a hired moving company (see our Preferred partner page for one). We will deliver and appropriately place any furniture or accessories from our inventory to accomplish the look potential buyer’s desire. We mix both ours and personal furnishings to create a home that is warm and inviting for potential buyers.
Interior home Decorating or Redesign
Redesign is the process of using your furniture and accessories mixed with our flair for knowing how and where to place it all! It is a great alternative to expensive traditional decorating. It is the art of using what you already own to create a fresh look. Through artistic arrangement and creative placement of your furniture, lighting, artwork and accessories, your room will be transformed within a day. We may also suggest purchasing some nominal accessories that we feel will enhance your new room. It begins with a one-hour in-home consultation (fee starts at $250.00) where we’ll discuss what is working, what you would like changed and ultimately your goal within the room(s). We’ll decide which rooms to redesign and then set the date. Price is determined by size and type of space and any new décor/furniture we purchase for your home.
